Is Leasing / Renting ever a Good Option???

A lot of HOMEOWNERS have experienced the effects of today's market and find themselves in a position where they want (or have) to move, but can't sell their home because it is under water. In many cases, renting is a great solution.

Did you know that apartment rentals are down and residential rentals are up? 

Leasing allows homeowners to keep their home while bringing in income that allows them to pay the mortgage and in some cases have some positive cash flow every month. As the market rebounds, they can later re-evaluate selling their home. Securing a good tenant is a major factor to this being a worthwhile situation, so don't go about it haphazardly. Now on the other side, while I am an advocate for Home Ownership, for some situations, RENTING (those paying rent) can also make sense. Unfortunately, the effects of the economy also caused a lot of people to lose their home. Contrary to popular belief, not every situation was the fault of the homeowner. Some banks were just not willing to right wrongs done by brokers/lenders and others were so bombarded by the workload that some "files" fell to the waste side which left homeowners displaced. Regardless of the reason, these former homeowners still need a place to live and the majority of them still want residential living for their families (not apartments). In cases like these, renting is also a great solution. While renting, they can rebuild their credit and in some situations they can do a Lease Purchase which will allow them to buy the home they are renting.

This home was in danger of foreclosure. Since time was of the essence, the homeowner opted to list the home for sale and for rent. After getting a few low-ball offers, the homeowner decided renting was the way to go. They now have a good tenant happily occupying the home and will evaluate selling the home in the future!

Update on Georgia's Real Estate Market

In the Atlanta Business Chronicle's Home Quarterly, buyers and sellers received some very encouraging news.

First Multiple Listing Service data for a nine-county area composed of Cherokee, Cobb, Clayton, Douglas, DeKalb, Fulton, Forsyth, Gwinnett and Paulding counties indicates that buyers are returning to the market, according to Charlotte Scars, president of Coldwell Banker Residential Brokerage in Atlanta.

The listing service reports that total inventory of properties for sale in September 2012 numbered 16,550, down 34.3 percent from last year, "and indicative of a lack of supply that has created pent-up demand for properly priced homes in the right locations."

Meanwhile, buyers are still waiting for prices to fall, but this is a big mistake.
“Sellers are receiving multiple offers on homes that are priced according to the competitive market, and if a buyer waits on the sidelines, the likelihood is that they will be disappointed to learn that the house they were interested in has been sold to another buyer.”
  
There are fewer foreclosures on the market than last year at this time, and they are selling at higher prices than last year, many of them over asking price."  

On the seller side of the market, "Things are better because equity owners that have
their homes on the market now have, for the most part, come to terms with the reality of prices.”

Tired of dealing with the multiple bids involved in buying foreclosed and/or short-sale properties, many of these buyers looking for a good deal have set their sights on well-priced resale homes instead, "which has been a very big win for sellers of these homes."

Upside-down? Need SHORT SALE assistance?



It is probably no surprise that the majority of today’s market is made up of SHORT SALES and FORECLOSURES. Unfortunately, the reality for many homeowners is that they are not in a position to continue maintaining their mortgage. If you or anyone you know is in this position, I can help!

As you know, I am a Realtor working under the leadership of Coldwell Banker Residential Brokerage and my goal is to help my clients obtain their real estate needs. And as always, we are here to serve and provide you with the best service possible. The great news is that Coldwell Banker has added to their list of services a Short Sale Department that is maintained and handled by the law firm of Wessiman, Nowack, Curry and Wilco (WNCW). The program being offered to homeowners in need is called ASAP (A Short Sale Approval Program) and it is designed to make your short sale experience as smooth as possible.


As your agent, I will assist you with all the paper work needed to get your short sale going and provide guidance throughout the process.  In addition, under the ASAP program, Wessiman, Nowack, Curry and Wilco (WNCW) are available to answer, assist and attribute their knowledge on your Short Sale. They will communicate with your bank and in return provide you with feedback every week until the end of the service.

What happens when you list your Short Sale with Coldwell Banker?
1.         I will go over my role in the service you need.
2.         I will provide you with a CMA (Competitive Market Analysis) of your area.
3.         I will monitor the activity surrounding your listing.
4.         I will market your home to potential buyers and agents.

Under the ASAP program, ASAP/WNCW will:
1.         Review all documentations provided by the agent and seller.
2.         Submit the short sale package to the Lender.
3.         Facilitate communication between Seller and Lender.
4.         Update Seller and Agent throughout the process.
5.     Notify Seller and Agent of final approval from lender.

Even in today’s market, I still believe in the benefits of home ownership. Before walking away from your home, try everything possible to keep it. In the event that is not feasible, a short sale is a better option than a foreclosure and will reflect better on you and your credit in the long run.

Overpriced Homes and Unrealistic Sellers... NEVER a good outcome!

I’d have to say my #1 pet peeve thus far is my encounter with some expired sellers. Those who have had their home on the market overpriced and they either weren’t educated by their previous agent or they are unrealistic about what buyers are willing to pay for in today’s market.  As a result, their home was rejected by the market and failed to sell.

If a seller is just testing the water, then having their home on the market $40,000 overpriced is their call. While there are agents out there who will take on the job of selling a home in this situation for the purpose of marketing (getting their sign in the yard), personally, I run the other way! Why?

~ It wastes my time – I could be helping another seller that really NEEDS and WANTS to get their home sold.

~ It hurts my credibility – The goal of having a sign in the yard, is for it to eventually be accompanied by another sign that says “SOLD!”. If that doesn’t happen, my effectiveness eventually comes into question. It also hurts my credibility amongst my peers.

~ It wastes the seller’s time –Contrary to popular belief, selling a home is no walk in the park for an owner. They always have to keep their home in showing ready condition (or at least they should). In addition, ideally, they leave the house whenever there is a showing (this eases the tension and pressure on a potential buyer). Imagine how much fun this is with children…NOT! Who wants to go through this for nothing? At the end of six months, with little activity and no to low-ball offers, sellers are often quite frustrated. Trust me… I talk to them every day. They end up saying they need to take a break, which is the worst thing to do at this point. In today’s market, home prices are dropping at about .5 to 1% a month. So what they could get today for their home, will be considerably less in 3 to 6 months.

UNREALISTIC
Now, for sellers who really need to sell their home and despite the good advice of their previous agent (I talk to those frustrated agents too) and don’t want to be realistic, please understand that buyers do not care about what you owe on your mortgage or what you need to walk away with to buy your next house. They WILL NOT pay more for your home just to help you out. Buyers buy when they perceive value in a home. That is usually at market price or below. If a buyer does pay more than what their market is indicating, that home is usually one of a kind… very unique from the other homes in their market.

So now that you hopefully understand the pitfalls of being on the market overpriced and having unrealistic expectations, stay tuned for the next post where I’ll give you tips on how to determine the right price for your home.
