Is Leasing / Renting ever a Good Option???

A lot of HOMEOWNERS have experienced the effects of today's market and find themselves in a position where they want (or have) to move, but can't sell their home because it is under water. In many cases, renting is a great solution.

Did you know that apartment rentals are down and residential rentals are up? 

Leasing allows homeowners to keep their home while bringing in income that allows them to pay the mortgage and in some cases have some positive cash flow every month. As the market rebounds, they can later re-evaluate selling their home. Securing a good tenant is a major factor to this being a worthwhile situation, so don't go about it haphazardly. Now on the other side, while I am an advocate for Home Ownership, for some situations, RENTING (those paying rent) can also make sense. Unfortunately, the effects of the economy also caused a lot of people to lose their home. Contrary to popular belief, not every situation was the fault of the homeowner. Some banks were just not willing to right wrongs done by brokers/lenders and others were so bombarded by the workload that some "files" fell to the waste side which left homeowners displaced. Regardless of the reason, these former homeowners still need a place to live and the majority of them still want residential living for their families (not apartments). In cases like these, renting is also a great solution. While renting, they can rebuild their credit and in some situations they can do a Lease Purchase which will allow them to buy the home they are renting.

This home was in danger of foreclosure. Since time was of the essence, the homeowner opted to list the home for sale and for rent. After getting a few low-ball offers, the homeowner decided renting was the way to go. They now have a good tenant happily occupying the home and will evaluate selling the home in the future!

Update on Georgia's Real Estate Market

In the Atlanta Business Chronicle's Home Quarterly, buyers and sellers received some very encouraging news.

First Multiple Listing Service data for a nine-county area composed of Cherokee, Cobb, Clayton, Douglas, DeKalb, Fulton, Forsyth, Gwinnett and Paulding counties indicates that buyers are returning to the market, according to Charlotte Scars, president of Coldwell Banker Residential Brokerage in Atlanta.

The listing service reports that total inventory of properties for sale in September 2012 numbered 16,550, down 34.3 percent from last year, "and indicative of a lack of supply that has created pent-up demand for properly priced homes in the right locations."

Meanwhile, buyers are still waiting for prices to fall, but this is a big mistake.
“Sellers are receiving multiple offers on homes that are priced according to the competitive market, and if a buyer waits on the sidelines, the likelihood is that they will be disappointed to learn that the house they were interested in has been sold to another buyer.”
  
There are fewer foreclosures on the market than last year at this time, and they are selling at higher prices than last year, many of them over asking price."  

On the seller side of the market, "Things are better because equity owners that have
their homes on the market now have, for the most part, come to terms with the reality of prices.”

Tired of dealing with the multiple bids involved in buying foreclosed and/or short-sale properties, many of these buyers looking for a good deal have set their sights on well-priced resale homes instead, "which has been a very big win for sellers of these homes."
