Upside-down? Need SHORT SALE assistance?



It is probably no surprise that the majority of today’s market is made up of SHORT SALES and FORECLOSURES. Unfortunately, the reality for many homeowners is that they are not in a position to continue maintaining their mortgage. If you or anyone you know is in this position, I can help!

As you know, I am a Realtor working under the leadership of Coldwell Banker Residential Brokerage and my goal is to help my clients obtain their real estate needs. And as always, we are here to serve and provide you with the best service possible. The great news is that Coldwell Banker has added to their list of services a Short Sale Department that is maintained and handled by the law firm of Wessiman, Nowack, Curry and Wilco (WNCW). The program being offered to homeowners in need is called ASAP (A Short Sale Approval Program) and it is designed to make your short sale experience as smooth as possible.


As your agent, I will assist you with all the paper work needed to get your short sale going and provide guidance throughout the process.  In addition, under the ASAP program, Wessiman, Nowack, Curry and Wilco (WNCW) are available to answer, assist and attribute their knowledge on your Short Sale. They will communicate with your bank and in return provide you with feedback every week until the end of the service.

What happens when you list your Short Sale with Coldwell Banker?
1.         I will go over my role in the service you need.
2.         I will provide you with a CMA (Competitive Market Analysis) of your area.
3.         I will monitor the activity surrounding your listing.
4.         I will market your home to potential buyers and agents.

Under the ASAP program, ASAP/WNCW will:
1.         Review all documentations provided by the agent and seller.
2.         Submit the short sale package to the Lender.
3.         Facilitate communication between Seller and Lender.
4.         Update Seller and Agent throughout the process.
5.     Notify Seller and Agent of final approval from lender.

Even in today’s market, I still believe in the benefits of home ownership. Before walking away from your home, try everything possible to keep it. In the event that is not feasible, a short sale is a better option than a foreclosure and will reflect better on you and your credit in the long run.
